Fairfax Housing Apartment Physical Needs Assessment & Energy Audits

Five physical needs assessments and energy audits were provided by SWSG to the Fairfax Housing Authority for Morris Glen, Little River Glen, Little River Square, McLean Hills and Stonegate apartment complexes. Each report contained property and site description, building data and systems, utility companies, projected useful life, physical needs assessment, improvements and marketability, and energy conservation measures. A physical needs assessment funds spreadsheet was prepared for each report along with photographic documentation.
Packard Center Improvements
Annandale, VA
SWSG provided architectural and engineering services for a building evaluation of an existing 6,000 SF multi-tenant office facility consisting of a two-story residential building and 3-story addition for critical repairs, zoning and building code requirements and analysis, general repair and maintenance, and ADA requirements. Architectural, structural, electrical and mechanical-plumbing existing conditions, construction and code deficiencies were determined, and recommendations for correction were made. Photographs and opinion of probable cost were included. The compiled list of deficiencies and corrective recommendations were developed into a Scope of Work by Fairfax County Park Authority. SWSG prepared construction documents for the selected improvements.
